Know the 6 types of land title deeds

Knowledge of land title deeds is essential for anyone who wants to buy, sell, or even rent or lease land. This is because these land documents are legal evidence of ownership, possession, and the right to benefit from real estate.

There are many types of land documents, depending on the details, characteristics of the real estate, and purpose. Let’s get to know each type of land document together.

1. Land title deed or NS 4 Jor.

This is the mainland document used, especially in Bangkok and its vicinity. Title deeds are issued by the Land Department. The title deed will specify the title deed number and the location of the land, such as the sub-district or district, district or area, and province. The name of the first owner of the land and the current owner of the land will be specified.

The title deed will provide details of the land, such as the size of the area on the date of issuance of the title deed, the shape and characteristics of the land, the width, length, the boundary of the surrounding land, the land marker number, and the part of the land that is adjacent to the road or public road.

In addition, the title deed also records the history of changes in land ownership, such as sales, mortgages, transfers, divisions, and giving or receiving inheritances. You can check the title deed information at the Land Office.

2. Condominium Title Deed or A.C. 2

This is a document issued by the Land Department to show ownership of real estate in the form of a condominium building. It is similar to a land title deed. The document will show details about the condominium unit, including the area of the land on which the condominium building is located, the floor on which the unit is located, the usable area in the room including the balcony area, the room plan, and layout, the height from the floor to the ceiling and parking, as well as rights to common property and other additional items.

3. Land rights certificate, NS. 3 Kor.

It is a document showing the right to the land issued by the Land Department. It uses the method of determining the location of the land using aerial photographs, so there are no boundary markers or markers like in land title deeds, and there is a chance that the boundary of the land may be inaccurate.

The verification of the boundary will refer to the fence line, the main line that is set up by the landowner, or from the prominent topographic features such as ridges, canals, large trees, etc.

When purchasing land, NS 3 Kor must give importance to the origin of the NS 3 Kor issuance, which must have a correct origin. This means that the land must not be in a national park, reserved forest, or other protected areas that cannot be owned. Only NS 3 Kor which is legal can be requested to be issued as a land title deed.

4. Land Title Deed, N.S. 3

It is a land title deed issued by the Land Department, similar to the Sor Kor. 3 Kor., except that there is no map showing the location of the land. The details given are only the shape of the land, area, and boundary, which are certified by the kamnan or village headman in the area.

However, Form Sor Kor 3 has a higher chance of being inaccurate than Form Sor Kor 3 Kor, and the origin of the form Sor Kor 3 must also be given importance, which is that the form must be legally issued.

5. Land Title Deed No. 3

It is a land title deed issued by a self-help settlement in an area designated by the government as a self-help settlement zone. Members of a self-help settlement must comply with the conditions of the settlement to be able to use the title deed from the settlement to issue a title deed. Conditions are controlling the resale of the land within 5 years according to the period specified in the title deed. If you want to buy land within the self-help settlement, you must wait until the specified period has passed.

6. Land Title Deed, Sor Por Kor. 4-01

It is a document issued by the Agricultural Land Reform Office to allocate land to farmers who do not have land for farming. Therefore, those who are eligible to receive Sor Por Kor land 4-01 must be poor and do not have their land as an important criterion.

After receiving the land, there is a condition that states that the Sor Por Kor 4-01 land cannot be sold to another person, except in cases where the land is passed on to an heir. Of all the title deeds mentioned, Sor Por Kor 4-01 is the only title deed that is not issued by the Land Department and has no connection with the Land Department. All operations are carried out by the Agricultural Land Reform Office.
