During the rainy season, traveling is not very convenient, so this season has become the low season for almost every business, including the housing business. Many people think that if they go out to survey a housing project during the rainy season and encounter rain, it will not be fun.

But in reality, when we buy a house, we must be able to live in it during all seasons, especially during the rainy season, when there are the most chances of encountering many problems, such as water leaks, water seepage inside the house, or flooding within the project or flooding in that area.

Although it is now easier to find information and reviews of various projects to see if there is flooding in that area, ten mouths saying is not as good as seeing with your own eyes. Therefore, surveying the condition of the location and the condition of the project yourself will allow you to assess the actual situation and whether it is acceptable or not.

  1. Explore the present
    Check the location, whether it is on the main road, the entrance to the alley, the road inside the alley, and the road in front of the project when there is heavy rain, flooding, or a lot of standing water.
    If we need that location, assess how much flooding there is, whether is it acceptable, how long will it last, is the water draining fast, is it an obstacle to travel, especially if the water drainage in that area is quite slow, takes a long time until rush hour, how will it affect the travel to work or school?
    We need to check from the main road at the entrance to the project, is normally flooded, when entering the alley, is it flooded inside the alley, and if we have to enter a small alley, is the small alley flooded?
    We should assess the overall picture of whether the location we want and the flooding problem that we might encounter are acceptable. If we can accept it because we are familiar with it, it is not difficult to decide. But if we cannot accept it or do not need to live in that area that much, it is recommended to choose another location, which may be more convenient to live in.
  2. Look back to the past
    This is a survey to see if the location has ever been heavily flooded. If the area has been heavily flooded, there will still be traces of flooding left. This allows us to assess the situation and see if there is a chance that the area will flood to the same level if there is another heavy flood, or if it may not.
    For these two cases, between “normal rainy season flooding” and “past major flooding”, we should give more weight to normal rainy season flooding because the normal rainy season is something that the owner has to face regularly during heavy rain, whether it is the rainy season or the off-season rainy season. As for major flooding in the past, there may be many causes and it is an event that occurs only once every several years.
    In addition, many areas in Bangkok never flood when it rains normally, but when there is a major flood, it does. In some areas, normal rainy season floods very heavily, but when there is a major flood, it does not flood at all. Therefore, we should give more weight to normal rainy season flooding.
  3. Analyze the project condition
    There will inevitably be rain during the rainy season. However, when it rains heavily and floods, you have to look at the condition of the project. Is the area within the project flooded? Or is the project designed with a flood prevention system? When it rains heavily, the area within the project is not flooded, making it difficult to travel within the project. Or is the flooded area flowing into the house?
  4. Evaluate the condition of the house
    After looking at the overall picture of the project, you also need to look at the condition of the house. If you have the opportunity to visit the project or inspect the house during the rainy season, you will be able to see the actual condition of the house after it has been hit by heavy rain. Are there any leaks or seepage from the roof or around the edges of doors and windows?
  5. Survey the area
    At this point, many people may have questions. How do you know when to visit the project? Because the rain will not fall at the right time for us to visit the project. Let’s start by surveying the overall location. After the heavy rain, if possible, try surveying the area, from the main road, inside the alley, or a small alley.
    In addition, you can check information from news online to see if the area is flooded. Also, visit the actual area, see the actual condition, or ask for information from people in that area.
    As for surveying the condition of the house, if we haven’t decided to buy yet, we can visit the project without making an appointment in advance. We can assess the condition of the project and look at the condition of the house after the flood. However, if the house has been signed and sold, most of them have to make an appointment for a visit. When the appointment is made, the project officer may clean the house before the buyer visits, so we may not see the actual condition. We may ask to visit the house that has been reserved before the officer has cleaned it to see the actual condition so that we can fix it at the right point before transferring the ownership.

All of this is another aspect of choosing a home during the rainy season so that you don’t have to repair it later, which is a waste of money, time, and mental health.
